The IBAVI presents the technical project of the public development of ten homes in Sencelles, aimed at young people with ten years of residence in the municipality

The Minister of Housing, Territory and Mobility of the Government of the Balearic Islands, José Luis Mateo, and the mayor of Sencelles, Joan Carles Verd, presented on Monday the technical project for the development of ten public housing units (VPP) to be built in Sencelles. This is the first IBAVI development in Sencelles after more than thirty years and will be the first rental housing development in the municipality, as highlighted by Councilor Mateo.

The promotion will be located on Molins Street, on a plot of land ceded by the City Council of Sencelles, through an agreement signed by this legislature, in June 2024. The works are expected to begin in the last quarter of 2025 and the expected completion period is eighteen months. The development, consisting of ten dwellings -one adapted for the disabled- and ten subway parking spaces, has a budget of 2 million euros

(excluding VAT).

IBAVI

As a result of the agreement between the IBAVI and the City Council, the dwellings will be preferentially destined for young people under 35 years of age, residents of Sencelles, with more than ten years of seniority in the municipal census. This initiative is a novelty adopted in this legislature, to ensure that residents have priority access to public housing in their municipality.

The IBAVI is currently promoting new promotions, with the procedure initiated by this legislature, totalling nearly 870 public housing, and is expected to incorporate more throughout the legislature. The public promotion, Mateo recalled, is one of the axes of the shock plan of the Govern, with which about 5,000 homes are being planned, through Law 3/2024 of urgent measures and other programs underway.

Added to this is the new decree-law approved by the Consell de Govern last Friday that incorporates the new figure of strategic residential projects in the municipality of Palma and adds new measures to promote and accelerate the construction of affordable housing in all municipalities of the Balearic Islands. “Facilitating and creating more affordable housing for residents is an absolute priority for this Government,” stressed Minister Mateo.

With regard to the IBAVI and the construction characteristics of the projects, the public promotion is once again committed to approved, certified and verified systems, in order to guarantee the durability of the constructions and their easy maintenance.

In the case of Sencelles, the new development will have a built area of 1,381.67 m², with ten dwellings distributed over two floors: six two-bedroom dwellings of between 64 m2 and 77 m2 and four one-bedroom dwellings of between 48 m2 and 60 m2. On the first floor, there will be five dwellings, including the one adapted for people with disabilities, and on the second floor the remaining five dwellings.

All the dwellings have a double orientation (northwest to the street and southwest to the courtyard) and access through the courtyard, except one. The interior layout is designed to optimize the available surface area to the maximum. Thus, the kitchen and bathrooms will be located in the central space of the dwellings, while the bedrooms and the living and dining rooms will be at the ends, to ensure the best lighting and ventilation.
