The deadline for the submission of bids for a ten-year concession period is now open.
Serveis Ferroviaris de Mallorca (SFM) has launched the tender for the operation of the new cafeteria of the former Hostal Términus, SFM’s future institutional headquarters, whose refurbishment works are expected to be completed by the end of this year.
Since last Thursday, March 6th and until April 14th, all those interested in the exploitation of this emblematic establishment, which is now recovered for commercial use with the refurbishment of the whole building, can submit their bids.

SFM launches the tender for the operation of the new cafeteria of the former Hostal Términus
The area fitted out as a bar-cafeteria has a surface area of 221 m², plus 40 m² of covered terrace on the side overlooking Plaça d’Espanya, to which must be added the space where an outdoor terrace of a further 40 m² can be located, on the side facing the entrance to the Intermodal station.
The space is located in a privileged position in the nerve centre of the city. It is located at the junction of Calle Eusebi Estada and Plaza de Espanya, opposite the busiest pedestrian crossing in the Balearic Islands and with the Intermodal station and the Sóller train station on either side; certainly the busiest area, not only in the city but probably in the entire archipelago, which makes it one of the most coveted premises in the hotel and catering sector at present.
The duration of the concession for the operation of the premises is ten years from the start of the activity, extendable for a further ten years, and the minimum monthly fee is fixed at €4,000.
The concessionaire must provide cafeteria bar services, although once the award procedure has been resolved, it may propose other complementary activities, which will always require the express written approval of SFM.
According to the published technical specifications, interested parties must bear in mind that the premises must remain open 365 days a year and that the establishment must include the word Términus in its commercial name. Likewise, SFM establishes that the successful bidder must restore and display inside the premises the historical neon and wooden sign that was displayed on the outside with the name of the former establishment: Hostal Términus.
The premises will be handed over without furniture or machinery and the successful bidder will be responsible for carrying out all the necessary works and actions to adapt it to its business model and, given that the building is listed, the furniture, equipment and decoration must be in keeping with the historical character of the building.
The Hostal Términus building forms part of the group of buildings that made up the old Palma Railway Station, built in 1913. At present, the whole area is in the midst of a process of transformation, as apart from the refurbishment of the Términus, another of the buildings, which SFM has ceded to the Palma City Council, is being refurbished to house a new local police station. In addition, CTM and SFM are planning surface works to improve the entire area around the Intermodal station.
This new facility will be added to the existing gastronomic offer in the area outside the access to the Intermodal station, which currently has a haute cuisine restaurant and a quick service cafeteria for public transport users. SFM’s perspective is that the new facility will complement these options with its proposal, combining the essence of such a traditional establishment with an attractive offer and other complementary catering activities.
SFM states in the offer that the new cafeteria bar of the Términus will start its activity in December this year, coinciding with the inauguration of the building as the new institutional headquarters.
