The Spanish Ministry of Housing and Urban Agenda has reached an agreement with Airbnb to strengthen oversight of tourist rentals. The deal includes the removal of all property listings that lack an official registration code, by current national and regional regulations.

During a meeting held at the ministry’s headquarters, Airbnb committed to providing monthly reports detailing all listings published on its platform, thereby facilitating compliance with Spanish housing laws.

Spain is the first EU country to implement the European directive on a unified short-term rental register through its Digital One-Stop Shop. This initiative aims to combat fraud in short-term holiday rentals and uphold the public’s right to decent housing.

Starting in August 2025, Airbnb will submit monthly reports to the ministry, including state and regional registration numbers linked to each listing. If irregularities are detected, hosts will be notified and given a period to resolve them. However, if the issue stems from an official revocation of a registration number, the listing will be removed within 48 hours of receiving notice from the ministry.

This agreement marks a significant step forward in regulating the vacation rental market and ensuring housing rights are respected across the country.
