The former Hostal Términus building, located in Palma’s Plaça d’Espanya next to the intermodal transport station, has officially become the new institutional, technical and administrative headquarters of Serveis Ferroviaris de Mallorca (SFM) following an extensive restoration project.
The initiative completes a process that began in 2012 to return this modernist building, constructed in 1913 and listed as a protected architectural asset, to public and institutional use. The project forms part of a broader plan to upgrade and revitalise the surroundings of Plaça d’Espanya and to modernise Mallorca’s railway network.
The renovated building now houses SFM’s technical and administrative offices, a new state-of-the-art operations and control centre, and spaces open to the public, including a café and a multipurpose room for social and cultural activities. The works also included the restoration of a Civil War-era air-raid shelter, which will soon be accessible to visitors.

New SFM Headquarters Opens in the Historic Former Hostal Términus Building
The opening ceremony was attended by representatives of the Balearic Government, Palma City Council and SFM, as well as the project’s architect. During the event, officials underlined the importance of the new headquarters in enabling SFM to expand, innovate and manage an essential public transport service more efficiently.
Renovation works began in February last year and involved an investment of €3.7 million, funded through the Balearic Islands’ special insularity compensation scheme. One of the most significant improvements was the structural reinforcement of the underground air-raid shelter, which had been in poor condition and posed safety risks.
Urban renewal around Plaça d’Espanya
The restoration of the Hostal Términus is part of a wider urban regeneration strategy for the area between Plaça d’Espanya and Ses Estacions Park, which had long experienced neglect and deterioration. This project complements the recent opening of the new Local Police station and the ongoing comprehensive refurbishment of the intermodal station, scheduled for completion in 2026.
From an operational perspective, the new headquarters is essential for SFM’s future development, as it allows the company to reorganise its facilities while expansion works continue at the Son Rullan railway workshops.
A protected landmark with renewed functions
The former Hostal Términus is included in Palma’s catalogue of protected buildings and forms part of the historic Palma–Inca railway station complex, listed in 2007. The restoration focused on preserving the building’s original character, structure and materials, while adapting it to modern functional requirements.
Public-use areas are located on the ground floor, while the upper levels house technical, administrative and management offices, along with the new railway control centre. The façades, previously affected by vandalism, were restored following strict heritage conservation criteria.
