Four additional IBAVI housing projects granted autonomous interest status, adding 35 public homes

The Consell de Govern has approved a second decision declaring public housing developments promoted by the Instituto Balear de la Vivienda (IBAVI) as investments of autonomous interest. The agreement covers four projects currently under processing in Mallorca, providing 35 new public housing units that will benefit from an accelerated administrative procedure.

Autonomous interest status enables a fast-track approval process, placing public social housing on an equal footing with essential infrastructure such as schools and healthcare facilities. The measure is designed to shorten administrative timelines and speed up the delivery of affordable housing for residents, as part of the housing action plan of the Govern de les Illes Balears.

This legal mechanism was introduced through Act 4/2025 of 18 July, which establishes urgent measures to secure land via strategic residential projects. Under this framework, public housing developments receive priority processing to facilitate construction.

With this second approval, a total of 35 IBAVI projects across the islands —representing more than 730 planned public homes— are now covered by the fast-track procedure. A first package adopted in December already included 31 projects throughout the archipelago.

The newly approved developments are located in Artà (12 homes on a municipal plot on Carrer Ciutat), Sóller (11 homes in the former Fantasio cinema), Felanitx (8 homes in the former hospice) and Alaró (4 homes on a municipal plot on Carrer Joan Mir Ermità).

IBAVI currently has 48 projects under development, accounting for over 1,200 public housing units, with plans to continue expanding this pipeline. According to current forecasts, most of these projects are expected to begin construction in 2026.
