The Consell de Mallorca has announced the call for applications for the temporary pool of tourist accommodation places intended for holiday rentals. The proposal will be submitted for approval at the next meeting of the governing board of the Consortium for the Tourist Accommodation Pool (CBAT), as part of the implementation of Decree 4/2025.

The announcement was made by the Tourism Councillor, Guillem Ginard, during the opening of the IV Habturalia Mallorca Holiday Rental Forum. According to the information provided, the new call will not generate additional tourist accommodation places, as it will be based solely on places released from previous registrations and those removed from the system in recent months.

How Will the New Call for Applications for the Temporary Pool of Tourist Holiday Rental Places in Mallorca Work?

The previous call launched in September 2025 could not be resolved due to technical incidents affecting the electronic registration system. These issues prevented authorities from determining with full legal certainty the chronological order of submitted applications. A technical report confirmed the irregularities, making it impossible to complete the process under the established criteria.

To address this situation, a new allocation mechanism has been designed to ensure transparency, legal certainty, equal access, and objectivity in the selection process.

Under the new procedure, the previous system based on submission order will be replaced by a public lottery mechanism. Each application will first receive a processing number that will determine its order of evaluation and potential allocation. The draw will be conducted in the presence of a public official, specifically the Secretary General of the Consell de Mallorca or the designated substitute.

To strengthen transparency, the draw will be public and broadcast through the official communication channels of the institution.

One of the main innovations of this call is the creation of a waiting list valid for six months. During this period, additional tourist accommodation places that become available due to deregistration can be assigned from this list. The total number of places that may ultimately be allocated cannot be determined in advance, as it will depend on the number of effective withdrawals recorded during that timeframe.

This exceptional measure aims to resolve a situation that had temporarily halted the rotation system of tourist accommodation places established by current tourism regulations. With the approaching tourist season, the initiative seeks to prevent available places from remaining inactive within the temporary pool and to ensure that regulated and legal holiday rental activity can operate normally.

By reactivating these existing places, the system will promote market rotation, maintain stability in the holiday rental sector, and contribute to the controlled management of tourist accommodation capacity on the island.
