Construction has begun in Sencelles on a new IBAVI development comprising ten protected public rental homes, which will be allocated preferentially to residents under the age of 35 who have been registered in the municipality for more than ten years. The laying of the first stone marks the start of construction of the building on Carrer Molins.
The ceremony was attended by José Luis Mateo, Regional Minister for Housing, Territory and Mobility; Sencelles Mayor Joan Carles Verd; and IBAVI manager Roberto María Cayuela.
The project is the first IBAVI development to be built in Sencelles in more than thirty years and will also be the first public housing development in the municipality to operate on a rental basis.
The building will comprise a basement, ground floor and first floor. The ten homes will be distributed across the two residential floors, with five on each level. Six will have two bedrooms and four will have one bedroom, while one of the properties will be adapted for people with disabilities.
The basement will contain ten parking spaces, including one adapted space. All of the homes will have dual orientation, while their internal layouts are designed to optimise the available space and encourage natural light and ventilation.

Sencelles begins construction of ten IBAVI public rental homes aimed primarily at young residents
The development will be built on land transferred by Sencelles Town Council to IBAVI under an agreement signed in June 2024. The expected construction period is eighteen months.
Sencelles Town Council acquired the site in 2017 through a ten-year loan, with the aim of securing land for future public housing developments. Its subsequent transfer to IBAVI has made the new project possible.
Construction has a budget of close to €2.1 million, excluding taxes, and forms part of the «Islas en transformación» infrastructure plan. The development is co-financed by the European Union under the Balearic Islands FEDER 2021-2027 Programme.
The Sencelles project forms part of more than 1,500 public homes included in new IBAVI developments currently being processed across the Balearic Islands. These homes are intended for people who have lived in the islands for at least five years, with preference given to residents of the municipality concerned.
The Sencelles development, like most IBAVI public housing projects, benefits from an express procedure designed to speed up administrative processing by declaring public housing projects investments of regional interest. This allows them to follow an accelerated procedure similar to that applied to other infrastructure projects, including educational and healthcare facilities.
